US new home sales beat forecasts in September despite 0.6% monthly dip

New single-family home sales ran at 676,000 in September, above economists' forecasts of about 650,000 but down 0.6% from August, the Census Bureau said. Outlets differ on whether to stress the beat and price cuts or the decline and rising mortgage rates.

The story, neutrally told

Mixed · 2Sales of new single-family homes in the US ran at a seasonally adjusted annual rate of 676,000 in September, the Census Bureau said on Tuesday 27 October. Mixed · 2That was above what economists expected (651,000 per Breitbart; 650,000 in a Reuters poll per Hindustan Times), but down 0.6% from August, whose figure was revised to 680,000 from 684,000. Mixed · 2Sales were 5.3% lower than a year earlier, and Breitbart adds that sales so far this year are down 2.9% from the same period of 2025.

Mixed · 2The median new-home price was $400,400, down 3.9% from September 2025 and up 3.9% from August; Breitbart also reports an average price of $472,800, down 6.7% from a year ago. Mixed · 2The supply of new homes for sale fell to 476,000 from 481,000 in August, equal to 8.4 months at the current sales pace versus 8.5 months in August. Mixed · 2Regional results varied: sales rose sharply in the Northeast (28.0%) and West (21.4%) but fell in the South (6.6%), the largest market, and the Midwest (7.3%).

Centre · 1Hindustan Times, citing Reuters, says the 30-year fixed mortgage rate reached 7.32% last week per Freddie Mac, up more than 130 basis points since the US and Israel attacked Iran at the end of February, worsening affordability ahead of the midterm elections next Tuesday. Centre · 1Hindustan Times also reports that a National Association of Home Builders survey showed builders' expectations for sales over the next six months at their lowest since April 2012 (excluding the early COVID period), while September single-family starts fell sharply and permits hit a three-and-a-half-year low. Right · 1Breitbart reads the data as builders moving homes by cutting prices, saying the market is holding up mostly because of discounts with mortgage rates above 7%.
